Example

The example is calculated for a loan of 80,000 BGN for 360 months, with the following fees included: for documentary analysis of the collateral BGN 250 / EUR  127.82, for opening a current account BGN 4.98 / EUR 2.55 , for real estate valuation BGN 300 / EUR (for an apartment), for cancellation of a mortgage BGN 60 / EUR 30.68 , for servicing a current account BGN 4.50 / EUR 2.30 monthly and annual fixed premium on real estate, calculated as a % of the fixed amount, equal to the outstanding principal on the loan.

APR 3.27% on a loan with a 3.45% fixed interest rate for the first 3 years and a variable interest rate of 2.80% (RIR* + 2.45% fixed surcharge) for the remaining term of the loan, payable in 36 monthly installments, each of BGN 357.01 / EUR 182.54 for the period with a fixed interest rate, and 324 monthly repayment installments, each of BGN 331  / EUR 169.24 over the remaining period of the loan. Total premium payable for the term of the loan BGN 1774.39 / EUR  907.23 (approximate amount). Total amount due BGN 124 104.62 / EUR 63 453.68

APR 3.43% on a loan with a 3.65% fixed interest rate for the first 5 years and a variable interest rate of 2.80% (RIR* + 2.45% fixed surcharge) for the remaining term of the loan, payable in 60 monthly installments, each of BGN 365.97 / EUR 187.12 for the period with a fixed interest rate, and 300 monthly repayment installments, each of 333.72 / EUR 170.63 during the remaining period of the loan. Total due premium for the term of the loan BGN 1785.86 / EUR  913.1 0 (approximate amount). Total amount due BGN 126 093.88 / EUR  64470.78

The APR does not include notary fees for establishing, renewing, changing and deleting the mortgage and the state fee for its registration, payable by the borrower. *The interest rate is calculated at UBB's RIR in the amount of 0.35%. RIR is changed according to the Methodology available on the UBB website.

Property Insurance

It is necessary to insure the collateral for the term of the loan,  under terms and conditions, determined  by the Bank and with an insurer, selected  by the client.

  2. ID document of the loan applicant/co-debtor
  3. Statement of Income, as per the Bank's template
  4. Documents, certifying the property’s ownership - Title Deed, Purchase-Sale Agreement or such for establishment of a construction right, signed with the State or Municipal Authorities
  5. Certificate of encumbrances on the property over a past period of minimum 10 years - issued by the Registry Agency
  6. Tax assessment certificate for the property - issued by the Municipality, as per the property’s location
  7. Cadastral layout of the property - issued by the local technical office of the Geodesy, Cartography and Cadastre Agency
  8. Documents, certifying the land’s ownership or the establishment of the construction right / obtaining a construction permit, approved architectural designs, Surface Calculation Table, Minutes under Art.181, Para.2 of the Spatial Development Act for reached shell-and-core stage- for the cases in which the provided collateral has not been completed and put into operation
  9. Bill of Quantities
  10. Certificate of marital status - issued by the municipality’s Civil Registration Office
  11. Certificate of tax liabilities under Art.87, para.6 of the Tax Insurance Procedure Code - issued by the NRA
